New Atlantic Seaboard Micro-Living Development Launches - The Ivory

Category Press - News

A unique new micro-living development has launched on Cape Town's Atlantic Seaboard that is unlike anything else on the market in South Africa.  This exciting boutique development - The Ivory - encapsulates the future of modern-day luxury micro-living.

Located on the corner of Kloof Street and King Road in Sea Point, Cape Town, the five-storey development consists of 31 ultra-premium micro-living residential apartments ranging in size from 25 square metres up to 32 square metres - most of which boast balconies or terraces.

Marketed by DG Properties, and developed by Berman Brothers - one of South Africa's leading property developers - the luxury apartments within the five-storey The Ivory will have a modern and on-trend semi-industrial look and feel, with tinted screed floors, bagged brick walls in white, and exposed concrete ceilings with track lighting. The fully fitted kitchens boast polished Caesarstone countertops and raw timber shelving with subway tile splash backs. The subway tiles are echoed in the ultra-modern bathrooms.
The semi-industrial look and feel will be reflected on the outside of the building, with dark painted brickwork and a modern squared design.  Additionally, The Ivory will be pet friendly, have 24-hour CCTV camera surveillance, and there will be basement parking as well as storage space available to purchase.

These features - coupled with the prime location - offer highly desirable inner city living, with prices starting from R1 450 million for a 25 square metre unit, up to R2 575 million for a 32 square metre unit with a balcony on the fourth floor.

"This beautiful and modern Ivory development has a distinctly international feel that is in tune with global trends and influences," says Alexa, MD of DG Properties. "This exciting building, which will stand as a design beacon on Cape Town's Atlantic Seaboard, allows buyers to live in a distinctive space within the bustling hub of one of the world's most beautiful cities. The Ivory is close to the vibrant and cosmopolitan high street of Sea Point/Bantry Bay, known for its eateries and shopping experiences. The popular Promenade with its outdoor gym, small beaches and the Sea Point pools is within walking distance.

"This luxury micro-living building will set a benchmark for future micro-living developments. DG and Berman Brothers' ongoing commitment to bringing cutting-edge projects to market is showcased in The Ivory," says Horne.

Work on The Ivory commenced on 2 November 2020 and the expected date of occupation is October 2021.

Berman Brothers have an impressive track record in property development that spans over 30 years and the company has been responsible for signature luxury developments, more recently Strand Beach, nestled at the foot of Signal Hill; The Kings on Sea Point's Main Road; and The Estate, situated on the slopes of Lion's Head. They are now deploying their vast experience and exacting standards of quality to the micro-living sector - answering a growing demand for affordable luxury apartments.

According to Horne, DG is expecting a great response to The Ivory from buyers as the micro-living trend is increasing in popularity in South Africa for a variety of reasons.  "Amongst these are changing lifestyles, with younger people looking for location over square meterage and wanting to be close to the city centre - not wasting time on commuting."

"Micro-living developments, such as The Ivory, enjoy prime locations near key employment and entertainment nodes in CBD's of major cities and universities - often in areas where development space is highly limited.  This adds to the appeal of these apartments.  In addition to millennials and students, micro-apartments also appeal to young working professionals, business travelers, and the newly retired who are downscaling."

Horne says that micro-living apartments are attractively priced for their location, allowing young people to get their foot in the market.  "The key to real estate is to get your foot on the property ladder as early as possible and micro-living units are providing this opportunity."

"Micro-living homes such as those on offer at The Ivory have been elevated to luxury status with meticulous attention to detail and design - down to the smallest features.  Gone are the days of cramped flats filled with impractical furniture.  Now we see expertly designed smaller homes with cutting-edge architectural design and style, places people clamour to live in and properties that offer a great investment opportunity."

"We are very excited to be involved in this project conceptualised by Berman Brothers, who have been at the forefront of creating ground-breaking spaces in South Africa for over 30 years," says Paul Upton, Head of DG Developments. "We believe that The Ivory will redefine the design of micro-living developments in South Africa and offer a wonderful opportunity for those who wish to buy-to-live or those looking for a premier investment opportunity or even a luxury presence in Cape Town in the most desirable location.
