The Past Meets The Present In A Unique New Cape Town Development

Category Press - News

An exciting new luxury residential development is currently under construction on Cape Town's Atlantic Seaboard that will be of particular interest to property aficionados, investors, and history lovers.

The Marlo is a four-storey boutique development situated on the slopes of Signal Hill between High Level Road and Ocean View Drive in Battery Crescent, on what is one of the last possible prime building sites on the Atlantic Seaboard. Featuring only 20 premium apartments that range in size from 33 square metre studios to 1-, 2- and 3-bedroom apartments - with the largest boasting a 432 square metre footprint, the story behind the site on which The Marlo stands is as unique as the building itself.

Modern Luxury, with Historical Roots
The Marlo is located on what was part of Cape Town's fortified military defence system on the slopes of Signal Hill, and was originally an English battery and tunnel system designed to house troops.

The Sea Point battery was a large coastal defence emplacement built during the Anglo-Russian war (1889) in response to a need to fortify the colonies. By 1922 the battery was considered redundant and sold off by the Department of Defence.

New life has now been breathed into this forgotten historical relic, and the Marlo is a fusion of history and modern living, with the contemporary building seamlessly incorporating the historic battery cellar beneath it. The cellar, featuring original brick walls and vaulted ceilings that once housed troop bunkers, is now the Marlo's Residence Club and features a board room, workstations, a wine cellar, and private gym.

The rare location of the Marlo, as it stands clinging to the side of Signal Hill, means that the building enjoys uninterrupted and spectacular views looking out over Table Bay. Each luxury apartment, which can be purchased furnished or unfurnished, is configured within the building to maximize natural light and the available views, and enjoy ocean-facing open-plan living and dining areas, covered balcony's, designer kitchens, and high-end bathrooms.

The Marlo, which is scheduled for completion in June 2022, offers amenities which include a rooftop deck, private gym, exclusive snooker and entertainment lounge, hot desk work area, a wine cellar, and dedicated areas for pets.  The building also features a backup generator, high speed internet, a concierge reception area with CCTV surveillance throughout the building and the grounds, as well as a private access-controlled elevator and multiple parking bays for residents.

Paul Upton, Head of Developments for DG Properties, marketing and sales agents for The Marlo, explains that the building is unrivalled in location, enjoying an expansive and elevated ocean-facing setting that allows every apartment to have uninterrupted sea views. Added to this, The Marlo's communal rooftop leisure deck and pool boasts some of the best 360-degree views in Cape Town, looking over the ocean towards Robben Island and also enjoying stunning mountain views."

"We are extremely excited to be involved in the marketing and sales of the apartments at The Marlo.  There are hardly any spaces left on the Atlantic Seaboard for development - making The Marlo a rare find. Not only does the elevated location of this luxury building set it apart from others, but its design, with innovative communal living spaces, as well as the seamless integration of its historical past make The Marlo a definite one of a kind," says Upton.

"In recent years Sea Point has enjoyed a rebirth and revival, with much development taking place in the suburb. Both the refurbishment and upgrading of older buildings, as well as the construction of brand-new luxury residential developments which enjoy the prime location, views, amenities and all else that the area has to offer," says Alexa Horne MD of DG Properties.

"Homes in Sea Point are proving to be extremely popular as they are ideally located just a stone's throw from Cape Town's incredible outdoor attractions such as the V&A Waterfront, Lions Head, Clifton and Camps Bay beaches. You are within easy reach of a vast variety of renowned restaurants, cafés, and shops, as well as well-kept parks, and the popular Sea Point Promenade. Coupled with this, property in Sea Point is still offering great value for money compared to neighbouring suburbs within the desirable Atlantic Seaboard."

"Whatever draws you to invest in a Sea Point property, it's clear that this suburb on the Atlantic Seaboard is a much sought-after place to live or visit. The unique wind-free microclimate, similar to the Mediterranean, makes for a sound investment, and the Marlo itself offers an unrivalled location that promises a desirability factor which will translate into investment returns - coupled with a premier lifestyle opportunity," concludes Horne.
