Where old world meets new

Category Press - News

Designed for collaboration, innovation, and investment, a place to put down roots and call home, Cape Town's Silo District is a sustainable sanctuary merging the best of culture and creativity.

Renowned as being one of the world's most multilateral cities, Cape Town possesses the essence of several leading international capitals. Worlds within a world, the Mother City is a magnificent confluence of land, sea, culture, industry, progress, and liberalism.

Where Paris has Saint-Germain-des-Prés and its progressive café society, Cape Town has Newlands Village - where New York has East Village with its eclectic hipsters, Cape Town has Woodstock. Where Rio de Janeiro has the sun-kissed sultry Copacabana, Cape Town has Camps Bay.

And most impressively, where London has Canary Wharf, Cape Town has the ever-evolving Silo District.

A LEGENDARY PAST

An important historic site, the Silo District is home to the Zeitz MOCAA. Built from the remnants of the old grain silo complex, once the tallest building in Africa in the early 1920s, this world-famous gallery with its distinctive 'pillow windows' exhibits, collects, preserves, and researches contemporary art from Africa and its diaspora.

Apportioned into five sectors, the Silo District is now a thriving urban hub consisting of apartment living, blue-chip office space, hotels, restaurants, bars, and art galleries.

ONE WITH NATURE

Sustainability underpins the entire development, a dogged focus locked on preserving the natural environment. For example, Nr. 5 and Nr. 6 Silo use the district sea water cooling plant to heat and cool the buildings with renewable energy, allowing a 65% energy saving when compared to other buildings.

In addition, this area's proximity to Cape Town's MyCiti bus service and a secure bicycle parking facility, as well as varied amenities within walking distance, promotes the use of sustainable public transport.

With its impressive green gentrification, the Silo District has been rated the greenest precinct on the African Continent.

LIFE LESS ORDINARY

As a future-forward mixed-use development, what makes this Mother City locale particularly unique lies in the convenience it offers. Here, you get to discover a local community-centric neighbourhood with all the benefits of being part of a private, managed estate featuring smart technologies and environmentally-friendly practices.

This versatile and interconnected design fosters a sense of connectivity, comfort, and vitality, making it a compelling choice for the modern real estate purchaser.

WHERE HOME BECOMES A STORY

Because of our expertise on the Atlantic Seaboard, DG Properties has been active in the Silo District for a decade. As one of the V&A Waterfront's preferred real estate agencies, our clients choose this neighbourhood especially for its excellent investment return, security, metropolis-mountain-sea views, access to amenities, and uber-comfortable living.

Combining market expertise and entrepreneurial innovation, our Silo District agents, Natacha Neuberger and Ursula Thompson, bring a forward-thinking perspective to their service style.

As one of Cape Town's most prominent agents, Natacha became a market leader in the neighbouring V&A Marina, achieving a record penthouse sale of R78 million and total sales exceeding R1 Billion through DG Properties. With a successful 25-year background in the travel industry, Ursula Thompson has a deep understanding of what our foreign clientele expects, employing her natural people skills to provide seamless transactions for this vital South African property market demographic.

At Radisson Red's trendy OUIBar + KTCHN at Nr. 6 Silo, Natacha and Ursula were posed a series of questions to help potential purchasers better understand the appeal of investing - and residing - in the Silo District. And that when they sink roots here, home really becomes a story where everything is possible.

How long have you been active in the Silo District and how has the market changed during this time?

Natacha: "Since the launch of Nr. 2 Silo back in 2013. The market has experienced steady growth over the years and with the completion of Nr. 3 Silo, continues to attract both foreign and local investors who are drawn to the cosmopolitan lifestyle and dual working-residential aspects of the area."

What are the top three advantages of living here?

Natacha: "As a cultural hub, there is something for everyone - world-class restaurants, award-winning bars, summer concerts, the Virgin Active Collective gym, and roof-top pools and entertainment. The security is top-notch, making for easy living and lastly, the architecture is sophisticated, appealing, and inspirational. Everything here feels like an artistic expression."

Describe the accommodation on offer?

Natacha: "There is a variety of one-, two- and three-bedroom apartments available, each with different view factors depending on positionality. Most feature energy-, water-, and waste-efficient amenities. In terms of views, some face Table Mountain and the city while others look over the Atlantic - others have a combination of all."

What is the greatest challenge living here?

Natacha: "With the Silo District's endless leisure, retail, and dining offerings, the only real challenge is prioritizing your time to fit them all in!"

Any favourite restaurants? And favourite Zeitz MOCAA artist?

Natacha: "Favourite restaurant is by far The Granary Café, favourite bar the Silo Rooftop Bar, and favourite Zeitz artist - well, William Kentridge, of course."

What are the top two advantages of purchasing real estate here?

Ursula: "The Silo District is very popular with international purchasers because of its location and proximity to the V&A Waterfront, as well as the N2 and the CBD. The purchase power of this demographic provides a knock-on economic effect, wonderful for the country as a whole. The buildings are also 4-star green rated eco-structures, popular with residents who seek eco-style living."

What challenges do purchasers face?

Ursula: "With very few sellers in the area, they are limited for choice. DG Properties does have off-market listings, however, so we always strive to find the perfect solution for serious purchasers."

What is the current per-square-meter value of residential real estate in the Silo District?

Ursula: "Between R80 000 and R100,000, making it prime Cape Town real estate."

Is now a good time to sell one's property in the Silo District? Why so?

Ursula: "I believe that this is a prime time to consider selling as we move into season. We're expecting and are already experiencing an influx of foreigners who want to purchase in Cape Town's high-end areas, strongly driving a flourishing sellers' market."

How long, on average, do opportunities sit on the market before selling?

Ursula: "This is predominantly dependent on the price point. Seasonality is also a factor. We work closely with sellers to establish market-related, realistic prices avoiding the dreaded scenario of their property sitting too long on the market."

Your opinion on the future of real estate in this area?

Ursula: "I feel that the Waterfront and Silo District are going to continue to grow in demand while the area attractions expand. The future will have an increasingly varied community of businesses, retailers, residents, and visitors, living and working alongside nature."

What makes you passionate about your role at DG Properties?

Ursula: "From interactions with sellers and purchasers to negotiating sales, as well as the after-sales service, I pride myself in utmost honesty and attention to detail. My clients quickly become friends."

A place with everything, there's plenty to light up life in the Silo District.
