It is estimated that around one thousand houses and properties are on show every weekend in Cape Town. This method of marketing has proven to be the most effective. You may have concerns about putting your home on show, so we have outlined some reasons why they are in your best interest.
Most local residents are aware of the Sunday show times from 14:00 – 17:00, and it is not unusual that potential buyers and sellers spend their Sunday afternoons driving around, viewing show-houses and assessing the market trends. LISTED BELOW ARE SEVERAL REASONS WHY SHOWHOUSE ARE RECOMMENDED: 1.Within the three-hour show period, several buyers could be viewing your property within a relatively short space of time and this limits the traffic through your property while your family is home and inconvenienced. 2.Buyers do not feel they are intruding or inconveniencing anyone during show-house times and are therefore more relaxed and have the freedom to enquire about things they would not ordinarily do while the owners are around. The confidentiality and interests of the seller are however, our priority. A more thorough assessment of the property is also done during show times and gives the whole family an opportunity to view at once, as they are normally all home during the weekends. 3.Buyers are inclined to view several show-houses on one afternoon and are thus able to make their own comparisons, resulting in a shorter time in which to decide to show their interest or forward an offer. 4.The presence of other potential buyers often results in speedier offers to purchase 5.The awareness of direction and show boards cannot be underestimated. Thus, within the current market, you are almost guaranteed an improved response on your property by going on show. Finally, if you should agree to have a show-house, try to present your property as attractively as possible. Your Estate Agent will advise you on the preparation, such as touching up paintwork and neat lawns. First impressions count and the better the impression your property makes, the better your prospects of a speedy sale.
