New Green Point townhouses will offer lock-and-go convenience

With little land available for development along the Atlantic Seaboard, a new R22 975-million townhouse complex soon to be built in Green Point is likely to attract a great deal of interest from buyers, according to Michelle Cohen and Beverley Joffe of Dogon Group Properties, which has been given the exclusive right to market the project.

Situated on High Level Road, within walking distance of Sea Point’s restaurants, shops and beachfront, and the amenities of trendy Green Point, including the stadium where the 2010 FIFA World Cup games will be held, the development will feature clean, modern lines and large windows to maximise the stunning views that can be seen from the site.

The interiors of the units will be spacious and luxurious. “Each home will have a large open-plan living area flowing onto a patio with its own plunge pool, three plushly-carpeted, air-conditioned bedrooms, a TV room, two bathrooms with main-en-suite, and a guest toilet,” Cohen says.

The agents say that the homes will be equipped for stylish, contemporary living. “Each kitchen will be fitted with a microwave, two ovens, a glass hob, a double-door fridge/freezer with ice and water dispenser, a central island extractor fan and a dishwasher. The bathrooms will have above-counter hand basins, and the shower enclosure in the en-suite bathroom will have glass

All appliances, sanitaryware and finishes will be of superior quality, such as ceasarstone or granite kitchen counter tops, and may be chosen in consultation with the developers, the Dorfman family, according to the agents. The built-in cupboards in the bedrooms will match the kitchen cupboards, creating a feeling of cohesion throughout the unit.  “The lounge, dining room, TV room, kitchen and bathrooms will be tiled for easy maintenance, and downlighters will be fitted in all the rooms. TV points will be provided in the television room and bedrooms, and telephone points and intercom/monitor system points will also be installed in appropriate places.”

A secure parking garage will be built, with two parking bays and a storeroom allocated to each unit. “With residents’ safety in mind, a number of security measures will be provided: the garage door will be remote-controlled, and the front gate will be electrically operated and access will be controlled via an intercom/camera monitoring system. All units will also have boundary walls, electric fencing will be installed around the entire perimeter of the property, and all units will be fitted with alarm systems,” Joffe says.

The townhouses are priced at R3.995-million each, and the freestanding home is being offered at R6.995-million. “These prices are inclusive of VAT and no transfer duty is payable,” she says. “The townhouse units are well-priced for this area, and ideal for younger buyers or for people who want to downscale.”

According to the developer, construction is scheduled to begin around March or April, and the development is expected to be completed by the first quarter of 2009. “With the rising demand for cluster homes in this area, these units are an excellent investment, and we are convinced that purchasers will reap the benefit of the potential capital growth that will have been achieved by completion of the development.”
