A New Urban Environment?

With so many residential developments to choose from in Cape Town’s central city today, it’s hard to believe that Mutual Heights, the first major residential development, was launched just a few years ago in 2003. Investor confidence was high, as buyers scrambled and 90 percent of the units sold out in the first week.

The city centre has traditionally been seen as an investor's market and investors have realized attractive returns buying off plan. Today, buying in the city centre is no longer only an investor dominated market as more and more people are buying to live in the city.

Not too long ago, the urban sprawl saw people leave the city and commute to their jobs rather than live in fear of urban crime. This trend also saw an increasing number of businesses relocating to outlying suburbs. Positive changes have been made, and, the Cape Town Partnership in particular have done wonders in cutting crime and grime in the city. The rapidly expanding residential component of the city has seen the city transform itself and it is fast becoming the pre-eminent place to invest, work, shop, and visit, but particularly a place to live.

But, what more can be done and are we to expect a truly world class city that can compare to New York’s Times Square and London’s Piccadilly Circus?

Aesthetics plays a large part in positioning a city globally, as does climate, a favourable international time zone and its attractive heritage, culture and history. Cape Town has obvious strengths in all of these areas.

Many more revitalization projects are underway, including amongst others, the revitalization of the station, the Grand Parade and the Adderley/Strand street intersection. We may even see a few more skyscrapers grace the Cape Town skyline. Our stadium is growing daily and its completion is on target for the December 2009 deadline.

Once these initiatives have been completed, greater international exposure will certainly see our city’s popularity rocket to that of truly international status. What better opportunity than the imminent 2010 World Cup.
